A leading US mortgage lender and servicer processes thousands of loan documents daily (tax forms, pay stubs, bank statements, appraisals, and closing disclosures) as part of the mortgage origination and servicing pipeline.
The existing workflow was almost entirely manual. Loan officers and operations staff had to open each document, identify its type, extract key data fields, and enter them into the loan origination system. This process was slow, error-prone, and expensive. A single loan file could contain 100+ pages across dozens of document types, and even experienced staff made mistakes under volume pressure.
With loan volumes increasing and regulatory scrutiny tightening, the lender needed a way to automate document intake without sacrificing accuracy or compliance. They approached Techlink to design and build an intelligent document processing platform powered by AI.
Techlink assembled a cross-functional team of AI engineers, cloud architects, and .NET developers to tackle the problem. We started with a four-week discovery phase, embedding with the operations team to map every document type, understand edge cases, and identify the highest-value automation targets.
Rather than building a single monolithic model, we designed a modular pipeline: a classification stage to identify document types, an extraction stage to pull structured data, and a validation stage to flag anomalies before data enters downstream systems. This architecture allowed us to iterate on each stage independently and roll out improvements without disrupting production.
The platform we built combines Azure AI Document Intelligence (formerly Form Recognizer) with custom-trained classification models and a robust orchestration layer on Azure Functions. Documents are ingested via Azure Blob Storage, classified using a multi-label model, and routed to specialised extraction pipelines tuned for each document type.
A React-based review dashboard gives operations staff a streamlined interface to verify AI-extracted data, handle exceptions, and approve documents into the loan origination system, reducing the review workflow from minutes to seconds per document.
